Most Distinctive Office Building in Denver Recognized for Implementing Green Building Design
(Denver, Colo.) – October 5, 2016 – East West Partners, a Denver-based developer devoted to building, selling, managing and supporting high quality real estate and the co-master developers of the Union Station neighborhood, announced today that its most recently completed development in Denver,The Triangle Building, has been awarded LEED Gold certification.

Since the project’s commencement in 2013, East West Partners and its team of partners sought LEED Gold certification for implementing practical and measurable green building design, construction, operations and maintenance. The certification was awarded on September 9, 2016, recognizing exceptional quality and achievement in green building practices.
The Triangle Building received the majority of its LEED points for building core and shell construction, which covers base building elements such as structure, envelope and building-level systems, combined with LEED design elements for energy efficiency. The Brownfield redevelopment site point was achieved by cleaning up the historic railroad site, and the reduced heat island point was achieved for helping to keep downtown Denver cooler.
The ten-story office structure incorporates innovative energy strategies and building techniques to maximize comfort and minimize waste. Storm water is captured and treated for use in the municipal system, allowing for 50 percent reduction in landscaping water use, and 30 percent reduction in building water use. Oversized glass windows allow for plenty of sunshine and natural warmth, and the overall building construction features the most efficient combination of glass and metal to minimize energy usage.
East West Partners worked with designers to create a healthy interior environment using low emitting materials such as FSC certified wood. Twenty percent of materials used on the project had previously been recycled, with 10 percent of materials sourced regionally. Fifty percent of construction waste on the overall project was able to be recycled.
East West Partners teamed with Starwood Capital Group to develop the iconic structure, which now serves as a landmark to the bustling neighborhood and provides great access to public transportation. Denver-based AndersonMasonDale Architects implemented the most progressive design strategies and innovative technology, which combined resulted in LEED Gold certification.
East West Partners previously received LEED Gold certification in 2014 for core and shell on its One Union Station development, a first class office building next to Union Station that is also home to some of Denver’s most popular restaurants. Looking toward the future, East West Partners will seek LEED Platinum certification on 16 Chestnut, a 250 foot-tall office building that will allow DaVita to expand its headquarters, as well as LEED Gold and Certified Healthy for The Coloradan, a 334-unit condominium project, both located in Union Station neighborhood.
